Odd Middlesex County Land Book

I'm looked at the Massachusetts Land Records, 1620-1986 for Middlesex County. This one indicates book 24 ex which does not follow the standard number of other deeds. 1861 deed books should be in the 800s. Does anyone know what this low book number means?

    From what I could find on the web. My best guess would be that it was executed by a court order. I would check out the land court books if there are any. It was od an estate. This is indicated by the est in the section after the date. However, I know nothing about land records this is from what I read and reasoned out by the information given

    If you scan through the index books you will find several other entries referencing the same book number, 24ex.

    I would call or email the Middlesex Registry of Deeds office and ask them if that book was available. If I am not mistaken, they can provide a photocopy of the actual deed for a fee. There are two Middlesex County Registry of Deeds offices, one for the northern part of the county and one for the south.

    Try contacting the New England Historic Genealogical Society. They are probably the best source of genealogical information in New England. You could also send an email to the Massachusetts Society of Genealogists.

    @RobertWessel - NEHGS didn't know either. However, I think @MikeLongSr is correct. I found a land deed from the other guy selling land to Stephen's brother. It references a court case that Stephen lost and as a result, he lost 2 acres of land. I've reached out to Mass Judicial Archives about the court case. Love when one source leads to another.
