@RobertWessel @MikeLongSr Can either of you help?

From what I could find on the web. My best guess would be that it was executed by a court order. I would check out the land court books if there are any. It was od an estate. This is indicated by the est in the section after the date. However, I know nothing about land records this is from what I read and reasoned out by the information given
I hope this is some help.

If you scan through the index books you will find several other entries referencing the same book number, 24ex.
I would call or email the Middlesex Registry of Deeds office and ask them if that book was available. If I am not mistaken, they can provide a photocopy of the actual deed for a fee. There are two Middlesex County Registry of Deeds offices, one for the northern part of the county and one for the south.

@RobertWessel @MikeLongSr @Shannon Potter Wilcox - Thank you for your replies. I've reached out to the registrar. Fingers crossed that she'll reply.

Please share what you find out here. There are probably others who can benefit from the information.

@RobertWessel - Unfortunately hey didn't know what it means. "Book 24Ex is not one of our references?"

Try contacting the New England Historic Genealogical Society. They are probably the best source of genealogical information in New England. You could also send an email to the Massachusetts Society of Genealogists.

@RobertWessel - NEHGS didn't know either. However, I think @MikeLongSr is correct. I found a land deed from the other guy selling land to Stephen's brother. It references a court case that Stephen lost and as a result, he lost 2 acres of land. I've reached out to Mass Judicial Archives about the court case. Love when one source leads to another.
