I am working on the US New York Erie index to land records. AFF. of TITLE (affidavit of title) is listed as the grantee? Do I type that or mark the grantee as BLANK?

You mark the Grantee as Ctrl+B <Blank>? That is a description of the transaction, not a person or entity.
